How to get your ÖBB employee flat

With the ÖBB Wohnprogramm, we renovate houses that we own. Step by step, around 4,000 fabulously renovated employee flats will be ready for occupancy. All with modern bathrooms and toilets, fully equipped kitchens, beautiful wooden floors, optimally adapted floor plans and wonderfully renovated common areas inside and out. All this at a rent that is graduated according to your income.

Fair rent!

In the housing programme, the rent is based on the standard market price in the district and is graduated (rent level model): for a gross monthly income of up to 3,200 euros, there is a discount of 40%, up to 3,900 euros 30% and up to 4,400 euros 20%.

  • STEP 1: Preparation is everything

    The following are eligible

    • ÖBB employees
    • Apprentices from the age of majority
    • ÖBB retirees (tenured or non-tenured), with direct transition from ÖBB into retirement
    • Leasing workers with confirmation of employment

    Prerequisites     

    • Minimum age of 18 years
    • Austrian citizenship, EU citizenship or a permanent residence permit
    • The main residence must be established at this flat (secondary residence only if required for work)
    • For the graduated rent (rent level model), only the employee's income counts.
    • There is no upper income limit
    • If you are taken on as an employee by an ÖBB Group company following your apprenticeship, we will change your fixed-term contract to a permanent one.
    • Your tenancy agreement is tied to your ÖBB employment contract. If you leave ÖBB, you must move out of the ÖBB flat. However, if you retire directly after your employment with ÖBB, you can stay in your rented flat or conclude a new tenancy agreement.

  • STEP 3: Prepare the documents

    Documents for ÖBB Wohnen

    • ÖBB employees
      • Extract of personnel data (SAP extract) as proof of your ÖBB employment contract
      • Confirmation of your income group (A-D).

    You can obtain both from the HR portal or from HR Services.

    • ÖBB apprentices
      • Apprenticeship contract with ÖBB
      • Confirmation of your income group (A-D). You can obtain this from the HR portal or from HR Services.
    • ÖBB retirees
      • Insurance data statement/pension certificate/confirmation of receipt as proof of direct transition from ÖBB into retirement
  • STEP 4: Submit your application(s)

    ÖBB employees and ÖBB apprentices: you can apply for up to 3 flats per month directly in the flat search. You will need your z number and the ID number of your authorisation card (ID card).

  • STEP 5: Check your documents

    We will check whether you fulfil the required criteria and whether your documents are complete.

  • STEP 6: Flat viewing option

    After your documents have been checked, we will send you flat viewing forms with contact details for arranging the viewing appointment.
    After viewing the flat, please complete, sign and return this viewing form to us by the deadline. Should you not be interested in the flat, we would ask you to state the reason.
    FYI: Sometimes the demand is so high that several people receive a viewing form for the same flat.

    New tenants are NOT obliged to take over furniture or furnishings from previous tenants. However, previous and subsequent tenants can make an agreement on the transfer of furniture etc. under private law.
    We will allocate the flat regardless of whether subsequent tenants wish to take over objects or flat furnishings.

  • STEP 7: Assignment of an ÖBB employee flat

    You will receive our confirmation for the flat with a "letter of assignment" by e-mail or post. If there are several applicants, we make the decision based on our award criteria using the dual control principle. If you are not selected this time, we will of course also let you know and look forward to receiving further applications from your side.

  • STEP 8: Tenancy agreement and flat handover

    ÖBB Immobilienmanagement GesmbH will draw up the tenancy agreement for you. Please also pay the kitchen deposit of 1,500 euros for this. You will receive your flat key when the flat is handed over.
