STEP 1: Preparation is everything
Check eligibility and requirements
The following are eligible
- ÖBB employees
- Apprentices from the age of majority
- ÖBB retirees (tenured or non-tenured), with direct transition from ÖBB into retirement
- Children of an ÖBB employee. Please only apply using the Cooperative Housing form from the ÖBB intranet. We will only propose a flat if none of the three prioritised target groups has accepted an apartment. Contracts are limited to 10 years.
Prerequisites
- Minimum age of 18 years
- Austrian citizenship, EU citizenship or a permanent residence permit
- The income limits set by the federal states apply to subsidised housing provided by cooperatives. The income of all persons moving in = household income is decisive in determining whether you are eligible for the subsidy.

- The main residence must be established at this flat.
- If you are taken on as an employee by an ÖBB Group company following your apprenticeship, we will change your fixed-term contract to a permanent one.
- Your tenancy agreement is tied to your ÖBB employment contract. If you leave ÖBB, you must move out of the ÖBB flat. However, if you retire directly after your employment with ÖBB, you can stay in your rented flat or conclude a new tenancy agreement.

STEP 3: Prepare the documents

Documents for ÖBB Wohnen and for the cooperative
- ÖBB employees
- Extract of personnel data (SAP extract) as proof of your ÖBB employment contract. You can obtain this from the HR portal or from HR Services.
- In addition, the cooperative requires the following information from all people moving in in order to assess their eligibility for subsidy:
- Pay slip for the last 3 months
- Proof of annual income from last year
- Proof of receipt of financial support/parental leave if applicable
- Registration form
- Passport or identity card or official photo ID with proof of citizenship
- ÖBB apprentices
- Apprenticeship contract with ÖBB
- In addition, the cooperative requires the following information from all people moving in in order to assess their eligibility for subsidy:
- Pay slip for the last 3 months
- Proof of annual income from last year
- Proof of receipt of financial support/parental leave if applicable
- Registration form
- Passport or identity card or official photo ID with proof of citizenship
- ÖBB retirees
- Insurance data statement/pension certificate/confirmation of receipt as proof of direct transition from ÖBB into retirement
- In addition, the cooperative requires the following information from all people moving in in order to assess their eligibility for subsidy:
- Proof of annual income from last year
- Proof of receipt of financial support/parental leave if applicable
- Registration form
- Passport or identity card or official photo ID with proof of citizenship
- ÖBB Children
- Birth certificate as proof of your direct family relationship to an employee of ÖBB
- In addition, the cooperative requires the following information from all people moving in in order to assess their eligibility for subsidy:
- Declaration of commitment by a guarantor, if income is too low
- Passport or identity card or official photo ID with proof of citizenship
- Registration form
- Studies or AMS (Labour Market Service) confirmation, employer confirmation
- Proof of receipt of financial support/parental leave if applicable
- Proof of annual income from last year
- Pay slip for the last 3 months
- ÖBB employees

STEP 4: Submit your application(s)
Submit your application(s)
- ÖBB employees and ÖBB apprentices: you can apply for up to 3 flats per month directly in the flat search. You will need your z number and the ID number of your authorisation card (ID card).

STEP 5: Check your documents
Check your documents
We will check whether you fulfil the required criteria and whether your documents are complete. The respective cooperative ultimately checks whether you are eligible for the subsidy.

STEP 6: Flat viewing option
Flat viewing option
After your documents have been checked, we will send you flat viewing forms with contact details for arranging the viewing appointment.
After viewing the flat, please complete, sign and return this viewing form to us by the deadline. Should you not be interested in the flat, we would ask you to state the reason.FYI: Sometimes the demand is so high that several people receive a viewing form for the same flat.
New tenants are NOT obliged to take over furniture or furnishings from previous tenants. However, previous and subsequent tenants can make an agreement on the transfer of furniture etc. under private law.
We will allocate the flat regardless of whether subsequent tenants wish to take over objects or flat furnishings. -
STEP 7: Assignment of an ÖBB cooperative flat
Assignment of an ÖBB cooperative flat
You will receive our confirmation for the flat with a "letter of assignment" by e-mail or post. If there are several applicants, we make the decision based on our award criteria using the dual control principle. If you are not selected this time, we will of course also let you know and look forward to receiving further applications from your side.

STEP 8: Tenancy agreement and flat handover
Tenancy agreement and flat handover
The tenancy/usage agreement will be drawn up for you by the respective cooperative.
At the start of your tenancy, you must pay a financing contribution to the cooperative. At the end of the tenancy, you will get this back, but reduced by 1% per year.
In addition, there is usually a deposit which you will get back at the end of your tenancy if the flat only shows normal wear and tear but no damage. The amount of the respective contributions can be found in the flat description. You will receive your flat key when the cooperative hands over the flat.
